What is different about bathrooms in Tampa Bay?

Tampa and St. Petersburg share a water supply, a housing stock and a hurricane season, and since 2024 they share a rulebook. Both are concrete block cities on slabs, with 1920s bungalows in Seminole Heights and the Old Northeast, 1950s to 1970s ranches in Carrollwood and Disston Heights, and 1990s primary baths with garden tubs in Westchase and the Gateway area.

Under the slabs of anything built before 1975, cast-iron drains are the recurring surprise, and a camera inspection before the estimate is standard. Polybutylene supply in 1980s and 1990s homes gets replaced with PEX while the walls are open. Humidity makes the exhaust fan the most important line in the estimate.

The 2024 storm surge changed the waterfront. In Shore Acres, Snell Isle, Davis Islands and the bayshore neighborhoods, ground-floor bathrooms are being rebuilt with cement board, porcelain and removable vanities below the flood line, and every estimate starts with the property's substantial-improvement total under the 50 percent rule.

Permits come from the City of Tampa, the City of St. Petersburg, or Hillsborough and Pinellas counties depending on the address. Typical estimates in both cities: $12,000 to $26,000 for a mid-range full remodel, $6,000 to $14,000 for a tub-to-shower conversion, and $4,000 to $15,000 more where the cast iron under the slab is replaced.
